Choosing the right the agent to let your property is an extremely important decision, we are here to make that decision as simple as possible for you. It is essential that you have complete trust & faith in your agent that they will look after your asset. Here at Bishops, we can offer you 3 different levels of service which we are able to tailor to try and meet your individual requirements. Once we have been instructed to let you property we will quickly attend your property and ensure we have all relevant information and photographs to be able to produce a quality advert which will appear across a variety of well-known websites including Rightmove & Zoopla.

Landlords Guide
If you are contemplating renting your property and need a professional and reliable management service, look no further. Here at Bishops we pride ourselves on giving you the best service that we can and ensuring your rental experience is as relaxing as possible.

We offer three levels of service to our Landlords.

1. Tenant Find:

We will advertise your property on our various website’s, accompany the viewings until a tenant has been found. We will then provide full referencing of the proposed tenants. Once approved, we will draw up a tenancy agreement & DPS deposit forms, inventory and then move the tenants into the property. Notification will also be passed to utility suppliers of the moving date.

Costs:

Three weeks rent + VAT
Should an Inventory be required the cost is dependent on the size of your property.

2. Tenant Find & Rent Collect:

All of the above is applicable, but we will also process the monthly rent and transfer into your designated bank account.

Costs:

Set up fee equivalent to 25% of achieved monthly income + VAT, plus £25.00 for drafting of the Tenancy and Deposit Agreements + VAT to be charged at the start of each new tenancy + 10% + VAT of rent PCM
Inventory and Check out fees assessed on inspection of the property and to be charged at the beginning of each Tenancy.

 

3. Full Management:

This service includes all points noted above and also includes dealing with any maintenance issues (which we will discuss with you), regular inspections of your property. In summary you contact us with any questions queries or problems that arise.

Costs:

Set up fee equivalent to 25% of achieved monthly income + VAT, plus £25.00 for drafting of the Tenancy and Deposit Agreements + VAT to be charged at the start of each new tenancy + 12% + VAT of rent PCM Inventory and check out fees assessed on inspection of the property and to be charged at the beginning of each Tenancy. Factors that you need to consider as a Landlord:

Getting the Property Ready For Your Tenant:


Professional carpet and oven clean. Professional window clean inside and out. Leaving manuals for appliances. Leave instructions regarding any anomalies (example – hard to find button to operate a fridge).

Safety:

It is compulsory to have a “Landlords Gas Safety Certificate” that has to be conducted and issued by a CORGI registered engineer. This is an annual check and the tenants will require a copy of the certificate prior to their occupation of your property. Properties should have a smoke alarm on each floor and we recommend that Carbon Monoxide alarms are fitted where applicable.

A PAT visual electrical inspection & certificate is also recommended and is valid for a period of five years, this not a legal requirement except in multiple property occupancies.

We can assist you with suitable contractors if required.

Insurances:

You will need to have buildings insurance in place at all times. There are some specific Landlords policies that cover buildings and an element of Landlords contents cover. These will also include Public Liability. You can also arrange to insure your rental income, with a “Rent Guarantee” policy.

Energy Performance Certificate EPC’S:

As from 1st October 2008 is a legal requirement for every property advertised for rent has an EPC. For further information on EPC we suggest that you check the following website

We can arrange an EPC for you or put you in direct contact with an “Energy Assessor”

Security Deposits:

A security deposit will be taken from your tenants and registered with the Deposit Protection service (DPS). The amount of deposit will be one months rent plus £200 to £400. This can be increased in some circumstances i.e. if a pet is allowed. At the end of the tenancy the deposit will be returned to tenant provided there are no dilapidations in accordance with the inventory.

Utility Bills & Council Tax:

As part of our Fully Managed and Tent Find & Rent Collect service, we will notify your suppliers and the council tax office of the moving day and pass on the meter readings, together with the tenants contact details. We will ask you to provide us with a note of your suppliers upon receiving your instructions to market your property.
